Gaines and Company was awarded each section of this multi-phase project, exceeding client expectations and meeting all of their deadline requests.
This project in Anne Arundel County follows the economic success of nearby Tanyard Springs. Gaines and Company initially completed two major contracts – the Loop Road and Phase 1 which delivered 276 lots for the developer. Both were expertly fast-tracked with clearing, grading and utility crews working simultaneously while assimilating to value engineering plan changes.
It included a major widening of Marley Neck Boulevard and many accompanying bioswales, requiring multiple bore-and-jacks and directional drillings of wetlands and roadways. Gaines and Company also installed a difficult, 70’ hand-dug tunnel under a force main and vault to complete the sewer outfall. Combined, the two initial phases encompassed site clearing, excavation, bioswale installation, curb and gutter, paving, sewer system, water system and storm drain installation.
Gaines and Company was then awarded the Phase 2 apartment site of the project. Again, the developer requested an unusually rapid timetable due to a strong current rental market and Gaines and Company easily met this challenge. Section 2 of the project consisted of grading, site cut to fill, sewer, water, storm drain and substantial storm water management, road system, curb and gutter and sidewalk.
Atapco then offered Gaines and Company Section 3 of the project on the same bulk parcel of land in the late fall of 2014. During Section 3, the customer was interested in paving a portion of the job before year end necessitating a major mobilization combined with precise coordination of supplies, stake out, equipment and personnel to meet the deadline. Phase one and two of Section 3 included excavation, sanitary sewer, storm drain and water system. Between the two phases bioswales, bio retention ponds, gravel wetlands and silt fencing was installed, then curb and gutter, and paving was completed.
This solidified Gaines and Company as the ‘tight budget, difficult site conditions and demanding schedule’ industry leader.
