Four Seasons

Turnkey Site Development-Kent Island, Maryland

Gaines and Company is the full service site development company contracted by K. Hovnanian Homes for this Kent Island waterfront community, perched on Maryland’s picturesque Chesapeake Bay eastern shore.

For this standard subdivision, two crews performed grading and excavation and installation of underground utility services. Project completion will include resort style multi-family building pads and eventual single-family homes, condominiums, clubhouse and indoor and outdoor pools.

Challenges arose due to the weather and above normal seasonal rainfall.  High water table topography combined with extensive rain required trench dewatering and overnight pumping.

The Four Seasons at Kent Island Resort expects the first homes to be available in the fall of 2018.
