The Somerton Chase project in Millsboro, Delaware, is an example of the impact Gaines and Company is making throughout the Mid-Atlantic region.

Somerton Chase, developed by Lennar, is a 71-acre home development site that will consist of 202 single family homes. The project was started in September 2024. Gaines’s scope of work on the project includes land clearing, sediment control, basin construction, excavation and grading, storm water management, curbing, subbase paving, and sewer and water pipe installations. These utility pipe installations include 16,600 linear feet (LF) of sewer; 17,600 LF of storm drain; 14,500 LF of water main pipe. The project will be constructed in four successive phases for sediment control, grading, utilities, and paving.

Gaines and Company will work with trusted, professional subcontractors Carroll Tree Service for tree clearing and Ruhlman Brothers for curb pouring.

Though Gaines and Company is an industry-leader in site development work, all projects come with anticipated (and sometimes unanticipated) challenges. Somerton Chase is no exception. Because there will be several companies working on individual project components, coordination and timing between contractors are key to the success of the project. Additionally, the soil on the job site is sandy, which could lead to excavation and trenching difficulties.
