Stephen’s Crossing at Brandywine

Stephen’s Crossing at Brandywine is being developed by Elm Street Development. Spanning over 60 acres, this development will encompass 497 town homes. It will be developed in five phases. Phase 1 began in September 2024.

Elm Street Development called upon Gaines’s expert site development capabilities to complete land clearing, sediment controls, grading, water, sewer, storm drain, culverts, curb, and paving work. Gaines and Company is working with trusted subcontractors with whom they have years of successful collaborations, including RLO Contractors (land clearing), Eureka Concrete Construction (cast-in-place concrete work), Ruhlman Bros (curb), and M.T. Laney (paving).

Like all projects, Stephen’s Crossing has its challenges – including a culvert stream crossing.

“Because of the stream that crosses through the development, we are extremely cautious of environmental concerns. This includes making very specific work processes aligned with a tight schedule,” said Project Manager Tighe Harrison. “This project has been a challenge – especially with the conditions Mother Nature has brought this winter – but our crews are doing a great job maintaining environmental responsibility while safely completing the work on schedule.”

The first phase of the project is anticipated to be completed mid-2025. Phase 2 is already underway.
